Spring (March–May)
Start with the exterior: pressure-wash walkways, parking areas, and entryways. Clean gutters and downspouts. Deep-clean windows — both interior and exterior glass. Shampoo carpets and rugs throughout the property. Inspect and clean HVAC vents and filters.
Summer (June–August)
Focus on common areas and tenant-facing spaces. Clean and reseal outdoor surfaces (patios, pool decks). Check and restock all shared amenity supplies. Inspect window screens for tears or damage. Schedule HVAC filter replacements — summer AC use strains systems.
Fall (September–November)
Transition cleaning before winter sets in. Deep-clean entryway mats and vestibules — these trap heavy soil in rainy season. Inspect weather stripping on doors. Schedule carpet cleaning before the wet season. Deep-clean any storage or utility areas that have accumulated dust all summer.
Winter (December–February)
The slow season is the perfect time for major projects: floor refinishing, carpet replacement, deep tile cleaning, parking lot restriping. It's also when you should audit your cleaning contracts and prepare for spring by booking vendor slots early — quality vendors fill up fast.
